Building surveys

Clear advice before you commit.

Surveying advice for purchasers and owners who want more than a checklist: condition, cause, significance, risk and practical next steps.

Level 2 Home Surveys are also commonly searched for as HomeBuyer Reports or homebuyers reports.

Level 2 Home Survey

Suitable for many conventional homes in reasonable condition. The inspection identifies significant defects, maintenance issues and matters requiring further investigation.

Level 3 Building Survey

A more detailed inspection for older, altered, extended, unusual or visibly defective buildings. Reporting can address construction, likely causes of defects, repair implications and priorities in greater depth.

Defect investigation within our surveying work

Where the concern is specific rather than whole-building condition, the inspection can focus on cracking, movement, damp, roof failures, drainage, poor workmanship and related construction defects. This sits within our Building Surveys service rather than as a separate service line.

When a Level 3 survey is worth considering

✓Older or traditionally constructed property
✓Significant extensions or structural alterations
✓Visible cracking, movement or moisture issues
✓Unusual materials or construction
✓Major refurbishment planned after purchase
